Buying a home with time and no surprises

How I work

How I guide buyers

Listening first

Tell me how you want to live: the light, the neighbourhood, the rhythm of the day. Only then do I suggest viewings.

Viewings without rush

I schedule viewings around your calendar and tell you frankly what I see in each home.

Paperwork explained

I explain every document, every step and every cost before you sign, and I stay with you until the deed is signed.

Step by step

Buying a home in Lisbon, without rush

Henriqueta Paredes on the phone, in a white blouse, ready to guide people buying a home in Lisbon

Buying a home is a big decision, so I like to break it into simple steps. That way you always know where you are and what comes next. I explain each stage before it begins, so that nothing catches you by surprise. And if a question comes up along the way, ask whenever you like, because there are no small questions.

The costs of buying

Besides the price of the property, there are taxes and registration costs. The IMT (property transfer tax) and the Stamp Duty, for example, are paid before the deed, as the Portuguese Tax Authority explains on its website, which is in Portuguese. I go through the numbers with you right at the start, without hurry. That way the final amount does not surprise you on the day you sign.

Documents to check before buying a home

Before buying, it helps to know the property's documents. I request them and explain the most important ones, such as the property tax record (caderneta predial), the land registry certificate (certidão do registo predial) and the energy certificate, which is mandatory when selling. If one is missing I tell you straight away, because it is better to know early than late.

The deed

At the deed (escritura) you sign the purchase and sale contract and show proof that the taxes have been paid. I stay with you until that day, because that is when everything closes. I also answer any last questions, since on that day it helps to feel calm. When the deed ends, the home is yours and the choice was made without rush.

If you want to buy a home in Lisbon, start by looking at the properties for sale or write to me. I reply calmly and with no obligation.
