Selling a home

Sell

Selling well starts with a conversation

How I work

Three steps, one person to call

01

Listening first

I listen to what you are looking for and to what the home means to you.

02

I prepare the sale

Photography, text and price designed for your home and for the people looking for it.

03

I stay until the deed

Viewings, offers and paperwork, with a single person to call.

Before listing

Selling a home in Lisbon with clarity

Selling a home is easier when you know what to expect. So I start with a conversation about what you want to sell, in what timeframe and at what price. Then I prepare the sale calmly and explain each step, because that is the only way you can decide with confidence.

Selling a home with a written contract

Portuguese law requires the real estate brokerage contract to be in writing. That keeps the conditions, the price and each party's obligations clear. I also explain every clause before you sign, because a contract only protects the person who understands it.

The energy certificate

Before a property is advertised it needs a valid energy certificate, registered on the SCE website. For that reason I check this document at the very start, because without it the listing cannot go ahead. The energy rating also appears in every listing, as the law requires.

Taxes on the sale

Selling a property can have tax effects, such as capital gains. I therefore advise speaking to an accountant before you set the price, because the tax calculations are theirs to make. I explain the sales process, but I do not replace your accountant, so each of us handles what we do best.

Selling a home: viewings and offers

I arrange the viewings and handle the offers with you, so that you decide calmly. I keep you informed of each step, because nobody likes waiting without knowing. If you want to sell, tell me about your home and write to me, and I will answer with no obligation.
